That does not mean no one is looking at anything. Here is what actually gets reviewed, and why it matters for how smoothly your switch goes through.

Your payment history on the account itself

The single thing every lender checks is whether your mortgage account is up to date. Internal payment conduct β€” not your external credit file β€” is the gate. A clean run of payments over the current deal is usually all that is required. If you have had a missed payment or are in arrears, the lender may restrict which products it offers you, or ask for a fuller review before proceeding.

Your loan-to-value band

The rates a lender makes available to you are tiered by loan-to-value. Most lenders calculate this using the balance you have left and their existing valuation of the property, often indexed to regional house price movement rather than a fresh survey. If your balance has fallen or local prices have risen, you may drop into a cheaper LTV band without doing anything. It is worth asking which band you have been placed in before accepting a product.

The repayment basis and end date
